Our practice is to charge lower management fees than other companies and to bill owners exactly the invoice price for any repairs, maintenance and supplies instead of marking them up, as many other property managers do. We are able to do this because we are “hands on”, regularly inspecting the properties, and we keep our overhead low.

Our management fees are based on factors like property size, rent level, difficulty of property maintenance, and the amount of time necessary to maintain the property.

We help maximize investment returns by improving cash flow, retaining good tenants and increasing the overall value of the properties by offering these services:

A property owner and manager in the Rogue Valley for over 40 years, started Southern Oregon Property Management, LLC at the request of property owners who were looking for competent, reliable, professional management for their commercial and residential properties. They knew Carolyn would provide a solid return on investment and to protect their real-estate assets – to manage their properties the way she manages her own rentals.

We have excellent relationships with contractors (handymen and women, painters, landscapers, electricians, roofers, plumbers and HVAC) who respond quickly to our requests for service.

We oversee all work and see to it that the bids we accept are the lowest for the best quality work.

Owners can be confident that their properties are being well-maintained for very reasonable costs….and the fact that we do not mark-up these services provides a better return on investment. Lower management costs often translate to the ability to charge a bit less for rent for comparable properties, thus ensuring a high degree of tenancy. 

We treat all properties that we manage the way we treat our own rentals: By personally inspecting every property monthly (at a minimum) and being available 24/7 for any emergencies.

We meet all prospective tenants face-to-face at the properties (instead of just from a computer screen).

Tenants appreciate the quality of the properties and that any issues are dealt with immediately ensuring very little turnover. In fact, our tenants often refer others to our properties with confidence.
